After we have spoken and agreed on price I will send you a standard short contract and the inspection will be scheduled and arrangements will be made for me to gain access to the property to be inspected. Clients and/or buyers agents are very much encouraged to attend the inspection. 

Common and best practice is to give me 1-1/2 to 2 hours head start. Then when we meet I will have a good feel for the condition of the home  and we can walk the home together and talk.  After that I will finish the inspection with any feedback from our meeting and complete the report when I get back to the office. 

The report will be easy to read with comments and photos sent to you and whoever you wish via e-mail.

Depending on the inspection requirement it may be a simple walk thru inspection or I may request any documents that could be helpful . An example would be any original or remodel plans or as-built drawings, ADA inspection reports, maintenance logs, warranties on equipment, etc., 

A walk-thru thru inspection of the the property, hopefully with whoever is responsible for the building maintenance, will be performed.

Owner Representation

Having a new home or commercial project built is an exciting time for anyone. As this can be a large investment in terms of money and time, it is important that the builder or general contractor meets your expectations. That is why it is helpful to have someone who is detached from the emotions and profit margin goals and is familiar with the design, scheduling, documentation review and construction process to meet with the builder or general contractor, owner and architect and or engineer to perform a plan and construction schedule review and make periodic and final inspections.

Typically an initial plan and budget review will be performed and any items of concern can discussed before the project moves into construction. A schedule will be developed so that owner decisions of material choices, fixtures and equipment can be made in a timely manner so as not to affect the schedule or budget. Periodic site inspections will flush out any design or construction technique issues often not addressed on the building plans and inferior workmanship and potential life and safety issues that were possibly missed by City Building Inspectors.

Weekly or bi-monthly project meeting will allow all parties to discuss any outstanding issues of concern, review the budget and schedule.
